$495,000

Three-house poultry farm in a strong Sussex County location with frontage on both Route 18 and Wilson Hill Road. Currently growing for Perdue, this property offers a solid opportunity for a buyer seeking existing poultry income, cropland value, and upside through approved improvements. The poultry houses include a 44' x 460' house built in 1964, a 40' x 440' house built in 1974, and a 40' x 400' house built in 1984. House #2 recently experienced a fire and will require all new equipment, though the structure itself was not damaged. A replacement equipment quote from Marydel Ag is available at approximately $198,000. The farm is equipped with Chore-Time Model 40 controllers, Cyclone feeders in House #1, Chore-Time feeders in House #3, new nipples in both active houses, 3-year-old box heaters, three wells, and a 105 kW John Deere generator with approximately 1,200 hours. Electric service is provided by Delaware Electric Co-op. Seller has already completed Perdue’s recent requirement for seven box heaters per house and $40,000 in foundation repairs on Houses 1 and 3. In addition, the farm has been approved through Energize Delaware for new doors, metal, plywood, and insulation to create solid side walls, plus ceiling re-insulation. The total quote is approximately $130,000, with 75% covered by Energize Delaware and the balance eligible for 3% financing. Seller is moving forward with the improvements but may also transfer the benefit of the approval to Buyer. Nearly all remaining land is cleared tillable cropland, and the property offers highly favorable soils for a potential residential septic system, subject to Buyer’s own due diligence. No showings inside the chicken houses unless birds are out. Three-house poultry farm in a strong Sussex County location with frontage on both Route 18 and Wilson Hill Road.
